The decision to undertake any Real Estate tranaction is a monumental one, but it need not be overwhelming, I have over 25 years of Commercial Lending experience and I am able to offer an objective look at due diligence and evaluate each transaction on it's own merits, viability and rewards. I take the time to work with Commercial real estate buyers, developers and sellers to develop a unique strategy to find and finance the right deal or project for their final objective.

First, we have access to Portfolio Commercial Loan programs they typically are 25 year terms with both fixed and adjustable rate features, including interest-only payment options. Rates vary between 4-6% for both owner-occupied and investment properties. All loans are full documentation and the loan cycle is 30-60 days.

Second, Private Commercial Loan Programs are available and of various loan terms from bridge financing to longer term notes, fixed and adjustable rates, with interest-only payment options for owner-occupied and investment properties. These programs need full documentation but the underwriting process is not defined by strict DSCR, Cap Rate, or FICO score minimums. Today, these loans must have a "make sense" feel to them for qualified borrowers who cannot meet the overly conservative conventional financing market.
Underwriting Access and Relationships. We have access to over 15 life insurance companies and other institutional lenders, such as hedge funds and REITs. Our principals have produced loans with these lenders, in many cases, stretching over 30 years and are considered a reliable source and maintain long-term relationships with all relevant capital sources on the basis of competency, quality and transparency throughout the loan process.

Thirdly, Conduit Loan access provides a wide range of private money commercial loan programs and private equity placements for brokers to close most of loans and projects that come across their desk. We offer debt financing terms from 6 months to 3 years for borrowers in need of fast closes and a defined exit strategy, and all programs have interest-only payment options with a balloon payment due at end of term. Additionally, all borrowers have the option to extend the loan, from 6 months up to 1 year.
